Energetic Audit Process

 

 

 

What is E.A.P.?

In theory:

The EAP has been launched in Belgium to meet new European standards in terms of Rational Use of Energy to fight against climatic global warming.This is caused mainly by the gas emissions with greenhouse effect due to human activities.

The purpose of EAP is:

  1. to provide the customer with an "energetic" inventory of its housing, both in terms of loss of the envelope (insulation) that in terms of heating, ventilation and excessive solar gain.
  2. to provide advice (both technical and economical) on possible improvements by mentioning the fullest possible grants and tax incentives (see links at the top of this page) that exist in the areas concerned.
The EAP listeners are architects, engineers, or contractors specializing in energy, independent, trained and approved by the Walloon Region and may not have intrests in things they advise, whether as a designer or as a supplier.

In practice:

An energy audit in line with the EAP is a paper document made of three parts (general, envelope, system) describing the building of the client and the elements which constitute it in an energetic point of view perspective (insulation, heating, ventilation, power consumption), and evaluating them on a scale ranging from "A +" to "E", like for household appliances.

It is a tool for decision support that will help the customer to choose his priorities in energetic improvement for his housing, according to its needs and to its financial capabilities.

After acceptance of the quotation by the client, the following stages of the audit are:

  1. Site visit, discussion with the client, recording all data falling into account in the proceedings.
    It would be preferable that the client prepares those documents (if available) in order to save time:
    • building plans
    • Consumer surveys Water / Gas / Oil / Electricity
    • invoices / leaflets of any work performed by the client (heating, insulation, glazing)
  2. Encoding by the listener of the data taken on site, then develop proposals for improvements, assessing their costs, premiums and reductions in existing taxes and the payback on investment.
  3. Meeting with the client to show the work almost completed, discussion / improvement of the outlined proposals to better meet its motivations. Delivery of a temporary "Specimen" audit.
  4. Invoice payment and delivery of the formal audit corrected following the remarks of Section 3. In addition the auditor shall file an electronic version of the audit on the server of the Walloon region.

Incentives (see links above this page):

  • Waloone Region Prime: 60% of the VAT audit (maximum 360 €).
  • Reduction of tax equal to 40% of the VAT audit.
